Toronto wants more family-sized condos. Here’s why what’s being built just doesn’t work



Toronto is pushing for more family-sized condos, but what’s being built doesn’t seem to meet the city’s needs. The goal is to create spaces where families can live comfortably in the downtown core, yet many of these new condos are still too small or poorly designed for family life. Despite efforts to encourage developers to build three-bedroom units, these condos often end up cramped or awkwardly laid out, making them less appealing to families.


One of the main issues is that developers are often more focused on maximizing profits by creating smaller units that appeal to investors rather than building larger, family-friendly spaces. This trend has led to a shortage of suitable options for families who want to live in the city. Many of the so-called family-sized condos are simply too small to accommodate the needs of a growing family, with limited storage and little room for children to play.


Additionally, the high cost of these larger units makes them unaffordable for many families. While the city has tried to incentivize the construction of more family-friendly condos, the market dynamics and high land costs in Toronto make it difficult to build affordable, spacious units. As a result, families are often forced to look outside the city for housing that meets their needs, further contributing to the suburban sprawl.


Toronto’s desire for more family-sized condos highlights a significant challenge in urban planning. To truly make the city more livable for families, there needs to be a shift in how condos are designed and priced. Without this change, the goal of creating more family-friendly housing in Toronto will remain out of reach.
